Body Corporate Management

We apply our knowledge and experience to work collaboratively with owners and the committee to provide administrative, secretarial and treasury services to the Body Corporate to ensure the safe and compliant running of the Body Corporate.
Our approach is collaborative, and focused on improvement of the efficiency of the Body Corporate both in saving money and adding value to the building.  Ways in which we do this include:
  • The flexibility to hold meetings outside of normal business hours to facilitate more involvement of all owners and committee
  • Not restricting the duration of meetings, thus permitting time for proper discussion
  • Low cost additional services that add value, such as flying minutes, cost analysis, debt recovery and project management.
  • Visiting the site regularly to gauge progress and determine what is needed
  • Encouraging owners to drop in to our offices to discuss any issues of concern
  • Undertaking comparative studies for insurance rates, provision of selected services such as plumbing, electrical, pool maintenance and mechanical services and undertaking reviews for painting services
  • We comply fully with the ‘Code of Conduct for Body Corporate Managers and Caretaking Service Contractors’ (BCCM Act 1997 Schedule 2) and bring leading practice techniques to minimise costs and ensure the value of your property is preserved. 

In particular we provide:
  • Web access to individual lot owner accounts, information on maintenance activities, payments made and by laws matters, and copies of recent documents including minutes and important correspondence.
  • Constant communication to owners of matters relating to the property including management of change, maintenance events, safety hazard management and fire and safety updates and future committee meetings.
  • Access to our professional staff at all reasonable times for advice and consultation about ownership issues and to provide additional information.
  • Complete record keeping of financial and secretarial records that are published at regular intervals during the year.
  • Judicious management of funds in accordance with the BCCM Act 1997.
  • Secretarial management of the committee and general meetings as required to effectively manage the Body Corporate in accordance with the BCCM Act 1997.

Workplace Health and Safety

Under the Work Health and Safety Act 2011 (The Act), a Body Corporate is identified as a Person Conducting a Business or Undertaking (PCBU) and therefore is subject to the Act, and as such has an obligation to ensure a safe environment for people while at their complex.  This includes owners, facility managers, tenants, employees, contractors and visitors to the site. 

The Act places responsibility on the Duty Holder (the Body Corporate) to identify hazards within the workplace and then either eliminate those hazards, or reduce the risk so far as is reasonably practicable.  It is the responsibility of the Body Corporate to be aware of any hazards within their complex and mitigate them as soon as possible.

The effective management of health and safety for the common areas of your complex is paramount in order to minimise the potential risk of litigation against the Body Corporate in the event of an accident or incident. 

Owners need to feel confident that their asset is being managed meticulously, and Aspire Body Corporate Management have in-house resources to conduct extensive inspections of your facility.

The conduct of an annual health and safety inspection by Aspire Body Corporate Management will identify hazards and allocate a risk ranking to each, empowering the body corporate to make informed decisions in how to best manage those risks.

Fire Safety - Emergency Procedures

All buildings in Queensland, apart from Class 1a and Class 10, must comply with the Fire and Rescue Service Act 1990 and the Building Fire Safety Regulation 2008.  There are many aspects to fire safety and the Body Corporate is responsible for the safe evacuation of persons from the common areas in the event of a fire or hazardous material emergency.

It is imperative that all emergency equipment is properly maintained in line with legislation, and that all evacuation routes, signage and plans are in place and compliant, training and evacuation practice has taken place and associated records are kept and made available for inspection on site.

Aspire Body Corporate Management is fully licensed to address all aspects for emergency procedures for Bodies Corporate, including:
  • Annual Fire Safety Audit
  • Emergency Evacuation Plans
  • Evacuation Diagrams (Signs)
  • Evacuation Practice
  • First Response Fire and Evacuation Training
  • Provision of a qualified Fire Safety Adviser.  (Required for accommodation buildings (Class 2 and 3) over 25 metres in effective height, or employing 30 or more workers, and some licensed premises regardless of the number of workers).
